That’s how long it takes to recover post-delivery documentation on the average construction project.

Then 3 months after handover, the client calls.

“Where’s the updated floor plan?” “Who installed the HVAC system?” “What are the warranty terms on the structural work?”

Nobody knows.

That’s not a paperwork issue.

That’s 6 to 12 months of operational delays, maintenance guesswork, and owners paying people to find information that should have been ready on day one.

The problem doesn’t start at handover. It starts during construction — when data is collected inconsistently, or not collected at all.

Here’s what I include in every handover package:

1. Updated CAD as-built drawings Every change made on site — reflected in the final documentation.

2. Complete technical file Materials, specs, warranty documents, subcontractor contacts. All in one place.

3. Final survey report Measurements verified, confirmed, and archived.

4. Signed handover checklist No keys change hands until every item is closed.

This requires discipline from day one — not a last-minute scramble at the end.

The PMs who get repeat work in Alberta are the ones clients remember as organized.

Not just competent.
