Container Homes Canary Islands — A New Build Model

Container homes Canary Islands began as a response to a planning restriction, not as an aesthetic choice. On rustic land, only mobile or prefabricated structures raised at least 40 cm above ground are permitted. Rather than designing around that rule, I made it the structural basis of an entire building system — one that delivers a finished, insulated, conventionally finished home at a fraction of traditional construction cost.

In the Canary Islands, a growing housing bubble and strict planning rules on rustic land pushed me to develop a completely new approach. On agricultural plots, only mobile or prefabricated structures raised at least 40 cm above ground are allowed. Rather than working around this limitation, I made it the foundation of the entire system.

The result is a construction method that uses only the steel skeleton of decommissioned shipping containers as a modular load-bearing structure — replacing concrete and conventional steel framing — while removing all the original corrugated walls and rebuilding the envelope from scratch with insulated drywalls, high-performance windows and traditional finishes. The outcome is a real home, not a container.

Two product lines were developed: elevated mobile units for rustic land (compliant with local regulations, 40 m², turnkey from €38,000, delivered in 10–11 weeks); and fully habitable residential units, where the container floor is removed and a new screed is poured directly on the foundation slab, gaining the centimetres needed to meet minimum ceiling height requirements.

The same system was then scaled up to full residential masterplans: a 5,000 m² urban plot in Buzanada (Arona, Tenerife), with configurations of 12 to 34 homes (44–120 m²), private gardens, construction costs from €896/m², and projected net margins up to €4M — in a market where new single-family homes with outdoor space simply do not exist.

Why the Constraint Became the System

Most developers treat the rustic land rules in the Canary Islands as a limit on what can be built. The requirement that a structure be mobile or prefabricated, and raised clear of the ground, rules out conventional masonry entirely — which is precisely why so little gets built on agricultural plots.

Read differently, that same requirement describes a steel-framed modular unit almost exactly. Decommissioned shipping containers already provide a certified, transportable, load-bearing steel skeleton in standardised dimensions, produced in volume and available at a fraction of the cost of fabricating an equivalent frame from scratch. The regulation was not an obstacle to work around; it was a specification waiting for the right structure — and container homes Canary Islands became that structure.

What Makes It a Home Rather Than a Container

The distinction matters commercially as much as technically. Nothing of the original container remains visible in the finished building: the corrugated walls are stripped out completely and the envelope is rebuilt with rock wool insulation, plasterboard, double-glazed PVC windows and conventional finishes, documented throughout in AutoCAD.

What the buyer sees, and what the buyer lives in, is a standard home — with the thermal and acoustic performance to match. The container is structure, not architecture, and the industrial aesthetic that usually accompanies this kind of project is absent by design.

Who This Model Is For

The 40 m² mobile unit is aimed at owners of agricultural plots who want a compliant, finished dwelling without a multi-year permit process — turnkey in 10–11 weeks, which is the fastest route to a legal dwelling that container homes Canary Islands regulations allow.

The habitable residential version and the masterplan configuration are aimed at investors and developers, where the economics rather than the speed are the point: construction costs from €896/m² on a plot type that conventional builders largely ignore, in a segment with virtually no competing supply. The full development cycle behind it — feasibility, architectural design, CAD documentation and construction management — is the same one applied in Reforma Vivienda Tenerife.

The Construction System Behind Container Homes Canary Islands
The steel frame of decommissioned shipping containers replaces conventional concrete or steel framing. Original corrugated walls are fully removed; new assemblies are built with rock wool insulation (100 mm, class A1), standard or moisture-resistant plasterboard, PVC double-glazed windows (5-chamber profile, Uf ≤ 1.2 W/m²K), sandwich panel roof with bituminous waterproofing. The result is a fully habitable, thermally and acoustically performing home — with zero industrial aesthetic.

Designed for agricultural plots under Canary Islands regulations. The module sits 40 cm above ground on raised supports, classifying it as a mobile structure. Layout: open-plan living/kitchen, 1–2 bedrooms, full bathroom, optional deck and pool. Fully prefabricated off-site. Turnkey delivery: 10–11 weeks from order. Buzanada Masterplan — Residential Village
A 5,000 m² urban plot in Buzanada (Arona, Tenerife) developed into a residential village of 12 to 34 homes (44–120 m²), all with private gardens. Two layout configurations studied: single-storey and two-storey. Construction costs from €896/m² to €1,120/m² including land, earthworks and utilities. Projected net margins: €1.6M (conservative) to €4M (optimistic scenario), in a market with virtually no competing supply of new single-family homes.
