In the Canary Islands, a growing housing bubble and strict planning rules on rustic land pushed me to develop a completely new approach. On agricultural plots, only mobile or prefabricated structures raised at least 40 cm above ground are allowed. Rather than working around this limitation, I made it the foundation of the entire system. The result is a construction method that uses only the steel skeleton of decommissioned shipping containers as a modular load-bearing structure — replacing concrete and conventional steel framing — while removing all the original corrugated walls and rebuilding the envelope from scratch with insulated drywalls, high-performance windows and traditional finishes. The outcome is a real home, not a container.

Two product lines were developed: elevated mobile units for rustic land (compliant with local regulations, 40 m², turnkey from €38,000, delivered in 10–11 weeks); and fully habitable residential units, where the container floor is removed and a new screed is poured directly on the foundation slab, gaining the centimetres needed to meet minimum ceiling height requirements. The same system was then scaled up to full residential masterplans: a 5,000 m² urban plot in Buzanada (Arona, Tenerife), with configurations of 12 to 34 homes (44–120 m²), private gardens, construction costs from €896/m², and projected net margins up to €4M — in a market where new single-family homes with outdoor space simply do not exist.
