→ Total campus cost has climbed from ~$350M to over $1B as the scope expanded

The segment that moves first? Student housing and multifamily. Logistics and retail follow. Detached single-family lags the wave.

This is not a quick win. But it’s not a “wait and see” story either.

What’s actually happening?

Demand moves with the construction schedule, not the ribbon-cutting. Corporate relocations are already signing on. The math starts now.

WHICH segment, WHICH submarket, and WHICH timing.

Not “is DFW growing?” It is.
