Alberta Real Estate Market 2026
Six months ago, every conversation in Alberta construction started the same way: groundbreaks, cranes, record pipelines. This week, the same people are asking different questions.
The conversation has shifted.
Here’s what the data is showing right now:
→ Condo presales are down
→ Unsold inventory is rising
→ Builder confidence is at its lowest point in years — CHBA, Spring 2026
The segment taking the hit? Ownership. Rental is holding. Renovation is picking up.
This isn’t a crisis. But it’s not the same market it was 12 months ago either.
What changed?
Buyers slowed down. Costs didn’t. Developers who were positioned for volume are now repositioning for margin.
For anyone making decisions in Alberta right now — contractor, developer, investor — one question matters more than the headlines:
Not “is Alberta building?” It is.
But WHICH segment, WHICH scope, and WHICH timeline.
Renovation isn’t a consolation prize. In this market, it might be the smarter play.
If you’re evaluating a project in Alberta and want a second read on the numbers — I’m happy to take a look.

A quick note on why I’m watching the renovation segment closely:
When new build margins compress, the clients who move fastest are the ones who already have a clear scope, reliable drawings, and a realistic timeline.
That’s where most projects lose money before the first trade shows up — not in construction, but in planning.
If you’re repositioning toward renovation or retrofit in Alberta, the gap between a rough idea and a buildable project is where I work.
Happy to be a sounding board.
