Texas Housing Market 2026: Austin vs Dallas, Decoded

Everyone keeps calling the 2026 Texas market a slowdown.

The data says it’s a product problem.

“Prices are down.”
“Inventory keeps building.”
“Homes sit for months.”

A slowdown?

Demand didn’t leave. Sales are UP year over year in both metros.
What changed is the buyer — and most operators haven’t changed the product.

Look at the two markets side by side:

→ Austin: sales +8.5% YoY, yet prices still down ~3% — the weakest pricing in the state.
→ Dallas-Fort Worth: sales +4.7% YoY, with far milder price declines.

Same state. Opposite signals.

Austin punishes anything mispriced or misjudged. It rewards selectivity.
Dallas rewards the operators who can execute at volume on the right product.

Read them as one market and you’ll build the wrong thing in both.

Here’s the part most people miss:

The price gap between new builds and resales just hit an all-time low of $15,500 statewide.

When builders close that gap, your edge stops being location or design.

It becomes how precisely you set cost, square footage and product target — at month zero, in the feasibility study.

2026 isn’t testing who can wait out a slowdown.

It’s testing who built the right thing for the buyer who’s actually here.

So before you blame the market: are you reading Austin and Dallas as one market, or two?
